Terms and conditions for reservations at Frogner House Apartments (FHA)

RESERVATIONS

The number of apartments, price, check-in, cleaning and other services to be provided by Frogner House Apartments, hereafter FHA, shall be stated in the confirmation. FHA will do its best to ensure that special requests are met, but cannot guarantee this. Resident must be over 18 years of age. On weekends and holidays, the age limit is 25 years for renting an apartment from FHA. FHA reserves the right to refuse to check in persons according to our internal routines. Upon check-in, FHA requires photo ID and credit card authorization. Reservation is not guaranteed until credit card details or confirmation from company is received. We do not accept cash payment.

VALIDITY OF THE PRICE AGREEMENT

The agreed prices are binding on both parties. However, FHA reserves the right to adjust prices as a result of changed costs due to increased taxes and fees or other circumstances beyond FHA's control. FHA shall document such cases carefully and communicate these to the customer at least 1 month before they are implemented. In the event of cancellation of more than 20% of the reserved stay, which means that the original discount period is not maintained, FHA reserves the right to adjust the daily prices for the entire stay to the next agreed price level/discount level for the apartment.

SECURITY AUTHORIZATION

In some cases, authorization of a credit card is required at check-in. This will be held during the stay and released at check-out, if the apartment is in as good condition as at check-in. FHA will release the amount at check-out once the apartment has been checked and authorized. The time before the refunded amount appears in the account is determined by the customer's bank.

PAYMENT

The agreed amount is payable by credit card, debit card or bank transfer no later than at the start of the stay, then monthly in advance for long-term rentals. Orders for additional services during the stay are payable at the time of booking. Invoicing must be approved by FHA after a credit check has been carried out before the start of the stay. An invoice fee will be charged. We accept: Visa/Mastercard/Maestro.

CANCELLATION OF ACCOMMODATION UNITS AND OTHER GOODS AND SERVICES

All cancellations and changes to bookings must be notified to FHA in writing to be considered valid. Separate conditions will apply when booking via Frogner House's website or a third party.

Cancellation and change of stay 1-6 days:
Cancellation/change later than 16:00 on the day of arrival will be charged in full for up to/maximum 3 days. In the event of unannounced no-show, the customer will be charged in full - 100% of the stay.

Cancellation and changes to stays 7-89 days:
Cancellation/changes later than 7 days before the day of arrival will be charged in full up to/maximum 7 days from the day of cancellation. In the event of unannounced no-show, the customer will be charged up to 7 days according to the agreed price for the entire stay.

For stays over 90 days:
Cancellation/changes later than 14 days before the arrival date will be charged in full up to/maximum 14 days from the arrival date. In the event of unannounced no-show, the customer will be charged up to 14 days according to the agreed price for the entire stay. Special conditions for contract customers may apply.

CONDITIONS FOR RESERVATIONS

Frogner House Apartments AS (FHA)

DISPOSITION OF THE APARTMENTS

  • Booked apartments are guaranteed to be ready for check-in at 15:00 on the day of arrival, and can be used until 11:00 on the day of departure. The apartments cannot be used beyond this time unless otherwise agreed with FHA. Late check-out is charged at 100% of the current daily rate without reservation.
  • Subletting of the rental object is not permitted, and the rental object must only be used as a residence. All forms of commercial activity are prohibited.
  • FHA does not allow parties in the apartments, and the security service has the right to dismiss any resident who violates this regulation.
  • FHA reserves the right to refuse entry or terminate the tenancy without refund of costs to any guest/resident who creates a disturbance. FHA reserves the right to enter the apartments if necessary during the tenancy. Natural situations will be: agreed cleaning, reported defects/maintenance from the resident, if there is a suspicion of water leakage, fire or other damage/maintenance. Every month there is an unannounced inspection round from the Housekeeping department.

LIABILITY FOR DAMAGE

The customer is responsible for damage caused to FHA as a result of negligent or intentional conduct by the resident. In the event of damage or defects during the stay or at check-out, this will be rectified by FHA - and the customer will be charged for time spent and material costs. All apartments are non-smoking, violations will be fined with kr 5000,-. Animals are not allowed in the apartments unless otherwise agreed in writing in advance with FHA. Violation of this will result in extra costs for cleaning. Laundry for stays of less than 90 days is included in the daily rate. A fee for extra washing may be incurred if washing is required beyond what is considered standard due to negligent use. For stays over 90 days, a wash-out fee is charged. See separate price list. At check-out, the apartments must be handed over well maintained. In the event of negligent use that requires extra cleaning (or cleaning), this will be charged to the customer. FHA is not responsible for any damage or loss of personal belongings during the stay. Residents are encouraged to take out home/travel insurance, and must report any theft or damage themselves. Residents are responsible for preventing fires both by using the kitchen and by avoiding covering panel stoves. In the event of negligence leading to a fire or a call-out by the Fire and Rescue Service, the customer will be charged for the costs incurred. The resident is obliged to familiarize themselves with FHA's fire instructions.

COMPLAINANT

Complaints from the customer or resident must be submitted in writing to FHA as soon as possible and no later than the day of departure.

AVAILABILITY

In the absence of an apartment category, FHA may choose, at no additional cost to the customer, to upgrade the customer's apartment to a higher category. When the original apartment category becomes available, the resident is obliged to move to the originally booked apartment. In cases of unforeseen events where FHA cannot provide the ordered apartment type, FHA is obliged to provide an equivalent offer within the company or in an equivalent company.

NETWORKING

All disputes that may arise between the parties to this agreement, or on other grounds, or between residents and FHA shall, as far as possible, be resolved amicably. If the dispute is not resolved amicably, the dispute will be brought before the ordinary courts. FHA offers free Wi-Fi to all our residents. The offer is a free service that does not give the right to complain.

MAJOR FORCE

Events beyond the control of the contracting parties, which make it impossible to fulfill the obligations in this agreement (for example, strike, lockout, fire, etc.), give the right to terminate the agreement without liability for damages.
